How SA Makes Money from Property

SA's R8.8 trillion property market is one of the oldest and most reliable ways to build wealth, with rates falling and investor activity up 30โ€“35%, you gotta see how the game is heating upโ€ฆ

Most people know the basics: Buy a property or land to develop, flip a house, become a landlord or list on Airbnb. We've featured small-scale player tools, like Little Landlord for self-managing rentals and Backroom for tenant management.

Cape Town's Neighbourgood, founded by Murray Clark, St John Gardner and Kim Clark during Covid, transforms underperforming properties into co-living and co-working spaces.

What makes Murray worth following is that he posts the actual numbers and plays on Instagram. Heโ€™ll show you exactly how they fund and manage things like turning a R5.5m building into R7.5m earner, converting a R21m industrial space into R60m high-end offices, flipping a house worth R13m into a R27m boutique hotel and moreโ€ฆ

The solar arbitrage play: Generate power, pocket the spread

At the Real Estate Investment Trust (REIT) level, Vukile Property Fund slashed its SA portfolio's operational cost-to-income ratio from 15.3% to a record 12.5% by rolling out 38.2 MWp of solar across 41 sites. Read about it here.

Itโ€™s not about ESG play; it's a margin play. Where SA landlords spend R150โ€™000 on ops for every R1 million in rental income, Vukile now spends just R125โ€™000. That R25k saving is the key: As a way of measuring the potential annual return on property assets, the market uses a 9% cap rate (a sum thatโ€™s basically the savingโ€™s value times 11).

And when you do the math, that R25k per R1M adds R277โ€™000 in capital value to the asset for every R1M Vukile makes off rental income. It literally increases the value of their assets, driving up their value on the stock market. Phew.

The infrastructure play: Own the pipes, collect digital rent

Remember Fibertime? Well, theyโ€™re not the only ones rolling out fibre in townships. SA REIT Fairvest Limited needed WiFi at its township malls. Instead of buying it as a consumer, they purchased the fibre infrastructure around the area and leased it back to internet providers.ย 

This R477 million infrastructure investment means they buy internet from themselves (with an operator in the middle) and sell it on to their tenants, as well as the surrounding area. So far, itโ€™s delivered a 12% accretive dividend yield.
